When an Oldsmar Shower Needs Rebuilding

A shower from the late 1980s or 1990s, which describes a lot of Oldsmar homes[1], is often near the end of its life. The signs are familiar: loose or cracked tile, darkened grout, a soft spot in the floor, or a stain on the ceiling or wall next to the shower.

Some homes here also have a newer problem. Oldsmar is low-lying, with no land much higher than about 20 feet[2]. In Hurricane Helene, homes in Country Club Estates took more than three feet of water from Old Tampa Bay[3], and neighbors on Shore Drive reported heavy flooding, including a garage with about four feet[4].

Rebuilding After a Leak or a Flood

Flooding here is not new. The 1921 hurricane pushed floodwater about 14 feet above normal in the area[2], long before most of today's homes were built.

Either way, the fix starts with tearing out to the framing so we can see what is behind the tile. After a flood, that also means confirming that wet materials are gone and the framing has dried before anything new goes in.

Permits go to Pinellas County[5]. For homes in a flood zone, the County compares the cost of repairs and improvements with 49% of the structure's value[6]. If your home flooded, ask whether the County has made a damage determination before you plan a larger remodel.
